Hi, This is our 1st year at trying wintering in our motorhome and have gotten a lot of useful ideas from this forum that we have put into use. What we have not found a solution for yet, hoping one of you would have experience or idea with is our Atwood 50,000btu tank less hot water heater that came with a winter kit on it only works until -15 below. We are getting below that now and it is freezing up. We have been able to thaw it out but afraid we are going to break something and would be nice to wake up to hot water. So if anyone could please HELP with a suggestion for this we would appreciate it. And Thank You All for the ideas we are using of yours now that are working 🙂
Just reviewing your sage wisdom once again as I make further preps. Got the truck, mail forwarding service (Dakota Post per your recommendations – they’re every bit as brilliant, friendly and economical as you said) and just this minute joined Escapees (also per your recommendations, of course – who else would I listen to?). I made sure to mention you as referrers in gratitude for your honest, spot-on advice.
Depending on your RV's design, you may need to take extra steps to protect your fresh water and holding tanks from freezing. In milder climates, where the temperature routinely rises above freezing during the day, you can usually get by with draining your fresh tank and simply keeping both the gray and black tank valves closed until you need to dump them. If it gets down into the single digits at night and rarely rises above freezing during the day, then you will almost have to insulate and/or heat your tanks or use significant amounts of RV antifreeze in them to keep things flowing…. If you are parked for a while, tank insulation for exposed holding tanks can be fabricated from fiberglass insulation and light plywood… just build a small lightweight box around the tank and line it with fiberglass. A small electric light bulb can be used to provide a safe source of heat.

I’ve included my business expenses for this Quarter since we just posted our Make Money and Travel article. I don’t spend this much every quarter, it can vary widely depending on each project, but on average we spend around $1000 each month on the backend (i.e. not the website, email subscriptions, hosting, etc) to run our traveling business.
5. You should have a bit of DIY knowledge. You don’t exactly have to be a mechanic or a plumber or and electrician, but a little knowledge in all of those fields will be helpful for this lifestyle. This is especially the case if you will be moving often and putting a lot of miles on the RV. There is more maintenance involved with an RV than a regular home. Therefore, it would be best to get to know your owner’s manual and what it suggests. Basic plumbing and electrical knowledge will go a long way, as will knowing what to do if your roof or windowsills leak. It is also a good idea to have a maintenance routine that you go through on a set schedule.
Sometimes I feel like I’m beating a dead horse when it comes to tracking expenses. Is anyone really interested in this stuff? I mean it’s basically the same junk just a different quarter…at least that’s what I keep telling myself! Then I start downloading our bank reports and before I know it I’m so interested in the numbers. So, weather you love or hate it, here are our full-time RV expenses from July 01 – December 31, 2014.
I’ll never regret our four years of full time RVing. The education and life experiences the boys received are priceless. The memories are too numerous to count. Our relationships grew in so many ways. We squeezed every last delicious drop out of full time RVing. So far they have been the best four years of our life but I’m hopeful we will seek out new adventures and the lessons we learned we will carry into our new chapter.
i had the same idea, and i am willing to invest and become partner in such an adventure, but would be nicer to have 15 to 20 spots, we could go over costs , find a place not farther than 35 to 40 min from a city center with ammenities, resturaunts, shopping & movie theatre, i live in s. florida and theres alot of land for sale out west, and not too far from everything, i had an idea to do a shipping container homesite, doing the same thing, same idea,,, its hard to find like minded people wanting to co-exist but the living expenses would be so low, commpared to a house and great for retirees that do not have alot of savings,, we could be a community helping each other out, i am all for that idea. would have to get plans and find out from the building departments what we can do or cant do..
I have spent the last 3 hours browsing many of your articles and have really appreciated your depth in explanations (from the dump station details, to which solar panel to buy to the realistic cost of repairs). My husband and I are in our mid-twenties and plan to move into an RV full time within the next few months (a cheap used one!) and then camp for free either by camp hosting or working for a free spot or most likely (for much of the year at least) living off the grid. While we won’t be traveling with it (when we travel we typically bike-tour) we will be living in it full time as we work (we work seasonally in two different locations) and plan to raise kids (at least while they are small) in it! When we started out we spent around $4,500 on initial start-up $$. That covered tow modifications, new sewer hose, extra water hoses, surge protector and power cords (30 to 50A cable, plus a 30A extension cable), Lynx leveling blocks, wheel covers, camping chairs and tables, outdoor grill and mat. We also spent smaller $ on various cheap plastic storage bins (for sorting our stuff in the downstairs bins). We didn’t initially buy a TPMS system, but that’s something I’d recommend for folks today and does add around another ~$500 to the total. All these start-up costs were easily covered by selling furniture and various “stuff” from our house.
As I said before, our monthly lodging expense is relatively low because of free boondocking, staying with friends and family, and our use of RV Memberships. We stayed at places owned by family or friends for 142 days in 2017 at no cost to us (THANK YOU!! We love you all!). Besides Boondocker’s Welcome and Harvest Hosts for the occasional stay, we heavily relied on our Thousand Trails Zone Passes. We received our first one for 2015-2016 for free with the purchase of our RV (perk from dealer), and then we purchased Buy One Get One passes for $545 for the entire West Coast. The first 30 nights were included, and then it was $3 a night after that. We ended up staying 143 nights in Thousand Trails campgrounds with our NW/SW Zone Pass, which brought our average cost per night staying at these (mostly) full hookup sites for less than $6/night.
I’m in awe of you first, 4 kids all under 10, that’s incredible enough and then a blog, a virtual assistant business to boot. WOW. So nice to learn more about you and your family, Brianna. Funny that you can’t wait to go overseas and we actually haven’t seen much of our own country, the USA and can’t wait to explore more of it. Brent and I so badly wanted to raise our oldest boys out of the box and in the slow lane of full time RVing until it was time for them to take flight on their own. We had so many ideas and plans for our family. During the first three years it seemed possible that they would grow up on the road happy and fulfilled but then they and their needs, particularly Thing 1, started to change. It was gradual but it became clear that full time RVing was no longer the best fit for our family. We were reluctant to admit it because Brent and I enjoyed our life as it was but we knew in our hearts that continuing to full time RV as a family would be…well…selfish. It wasn’t like we had to stay on the road. We weren’t following Brent’s work. We weren’t living in a RV because we were going through hard times. We were doing it because we loved the simplicity of life and it was fun. Crazy fun!
2017 Update – TOTALLY. I still recommend a contract-free approach whenever possible. This gives you the flexibility to sign-up to the best plans (and offers) whenever they became available which has improved our own set-up and saved us many $$ over the years. The whole Mobile Internet landscape has changed dramatically since 2011 (e.g. Millenicom is now caput and gone), but there are still many contract-free options for mobile travelers. We have taken two such tours, and they were a lot of fun. In each case we were given two free nights at the RV park, and at some point during our stay we took a 2-3 hour tour. The sales technique is the “hot seat” method, but it is easy enough to smile and say “no” politely if you aren’t interested. One of our tours was at the Havasu Springs Resort.
I drink wine. That and we try to take one day at a time and keep our focus on the fact that we want to deepen our family bond through travel. If a situation isn’t feeling right or if we aren’t getting along we stop to evaluate the situation and work through what is causing the disconnect in our family. Our family has to stay #1 in what we are doing.
A better option is to get a good and efficient heater. The factory installed propane furnaces that come with most RVs is very inefficient. The blower uses a lot of electricity. What’s worse, the heater goes through a lot of propane, because much of the hot air is exhausted outside the RV (just go outside on a cold day and put your hands by the RV furnace vent — they’ll be warm in a jiffy!).
On our current Class A motorhome, we spend an average of about $600.00 per year on maintenance, but that is because I do a lot of the routine maintenance and repairs myself. Annual maintenance on an RV varies by type. A Class A or C motorhome will cost more annually than a Fifth Wheel or Travel Trailer, because they have engines to maintain. But even with the trailers, you have to include the maintenance cost of your tow vehicle.
If they are new to RVing and unsure if the lifestyle fits, they should go cheap but functional. I have Airstreamed all my life, but our first trailer was a 24’ Nomad that cost $3000. We learned a LOT in that trailer. Lots of what to do, and even more of what NOT to do. We had repairs and enhancements to do. We sold it 1 year later, but that was due to my parents giving us their Airstream.
I love your site and the ideas/videos, but I’m perplexed by your statement that propane RV furnaces introduce moisture into the coach. Yes, propane combustion does give off significant water vapor, however with a vented furnace (which most RVs have) all of the combustion materials including water vapor should be vented directly out by the furnace and never goes inside the coach: zero added moisture. Nina, I am hoping to set aside some money from the selling of our home and trying to stick close to my financial goals for how much the travel trailer, tow vehicle, and merchandise will cost. Only a real estate agent will tell me if I have that as a realistic number goal wise. I hope to contact a real estate agent next year to see how much the house could sell for after paying the Michigan real estate transfer fee and real estate commission plus how long it will take to sell the house. If I am realistic on that amount, then and only then will I travel down to Indiana to see how much the dream travel trailer will cost or otherwise the Northwood Arctic Fox will have to be it based on what I have seen so far. About the upgrades – most of the things that you would consider an upgrade will be on the travel trailer or merchandise wish list already. Plus you like Mr. Buddy while I will see how the goose down sleeping bags do as those only weighs 8 pounds for the two of them. Plus some of the merchandise that we have is getting old and needs replacing (want to purchase new after getting the travel trailer). There were other things included in the merchandise start up costs such as GPS, maps, kitchen, tools, furniture, sewer/water related products, bathroom, spare parts, cleaning stuff, etc. The solar power was low since I want to have more solar power and another battery or two than originally budgeted for.
I am grateful that I found your site. My hubby and I are seriously thinking about selling our home (fortunate to have a lot of equity) and purchasing a RV to live in with our three boys. We live in Southern California and have owed several RV’s over the years (my current car is a class B roadtrek). Feeling really nervous about making that move even though are children are completely supportive of the idea. How did you make this transition? What’s most fun is trying to purchase local at each place; trying a new salsa, hummus, fruit, beer, etc. The ULTIMATE shopping experience comes at local farmers markets where you can purchase the most plump heirloom tomatoes ($2/lb), the brightest strawberries ($1.50/lb), and the best natural foods offered in the area. Best of all shopping at a farmers market supports the locals, and saves you money vs. buying at the grocery store. (est. savings $200)
So I might know where I am supposed to go but getting there is always interesting – what lane turns right, can I do a U-turn here, I see where I want to go but how the heck do I get in there and where is parking? We eventually find everywhere but it isn’t always easy. Then there is the fun of grocery shopping in a new grocery store every week . . .
Nina and Paul, I just found your blog today on Pinterest, and it is filled with very good information. I will be more or less full-timing it with a friend who currently lives in Okinawa, Japan. He has been living in Japan for 23+ years and plans on moving back to the states permanently. Whenever that happens he has asked me to come along on his life long dream of traveling to all the National Parks/Monuments etc. We don’t plan on moving much more than 100 miles or so per day and may stay in a place for a while if we like it and there is lots to see and experience in the area. I plan to keep watching your blog as it really speaks to what we want to do.

Started to change addresses with credit cards and banks and they want a residential address. We could give sons in CA but then will have to pay taxes there and we had planned to domicile in SD. The sales tax rates also vary from state to state. The sales tax in one particular state may not seem important for someone who is going to be traveling all over the country, but the sales tax in your home state can actually be very important. If you buy a new vehicle — car, truck, trailer or motorhome — during your travels, you will register it in your home state and pay that state’s sales tax in the process. I’m looking at buying a small rv (r pod) and live and travel in it. I’m retiring in 9 months and I want to live cheap for a while until I’m ready for a house and mowing a lawn again…UGH! This item is hard to predict, but now that we have owned our truck and trailer all these years, we can provide an average of what we’ve spent so far on maintenance and repairs since we started full-timing. From 2007 until 2014, we had very few repairs on our rig, so our total repair bill plus maintenance bill each month was a modest $106 / month ($1,272 / year).
I really appreciate it when you pointed out that being an owner of an RV means that I should learn a little about electrical, plumbing, and roofing work so that life on the road will be a little easier. Maybe it is time that I get myself a book and educate myself about the basics of troubleshooting. After all, I do intend to get an RV for myself soon since my dream job is to be a nature journalist. Wonderful, wonderful, website, and it’s free (I am getting a pedalist-maybe I can talk the owner into helping sponsor this site, it’s a great vehicle for local transport when you don’t want/need to haul a car, ) as my philosophy is internet website should be free (I DO click on all the ads of free websites though!), my question though, is there any website that can help you find someone to travel with in an RV? Roaming Times USED to have one, but now they have redone their site, it disappeared (don’t they know from Craigslist and Plenty of Fish, that a very basic site works as long as you give people what they want you’ll be popular-sigh). I’ve tried the usual, Travel Buddies, Travel Companion Exchange-but they are not geared to people in RVS, and the travel clubs that you mentioned above seem geared just for people who have their RV and want to travel alone, tried posting in Thorntree, Fodors and Frommers forums, but those aren’t geared to finding travel companions (I want to buy a camper trailer and share it with someone who has a car that way the partnership is equal), and even CL. Maybe that’s impossible task and if I knew how, I would set up a website!!

We are concerned about how this one would do in colder climates though so we will be doing some more research. Also the front bunkhouse is a little tight if there is an outdoor kitchen but it’s fine without the outdoor kitchen. A few more with this great floor plan are the Prime Time Lacrosse 336BHT and the Prime Time Avenger 32 FBI. We aren’t familiar with the Prime Time brand but we love the layouts.
Another aspect to consider is that when you’re new to full-timing, you don’t know what you will want in a rig, especially when you’re living in one day in and day out. If you buy an expensive camper, you’re going to lose a lot of money when you upgrade or change models. Buying a used camper might be the best and most affordable way to try this new lifestyle, and figure out what setup you’d most like to have. If you end up loving full-time travel, you can always upgrade to a new rig in a year or two.
This is an amazing lifestyle to live with your kids. There’s lots of downtime to just hang out and enjoy each other and tons of adventuring and exploring. Overall, it’s an awesome way to deepen your family bond! After 3 years of living this way, we have always been able to figure out how to make it work so everyone can enjoy this journey we are on!
Just wanted to thank you for all the really helpful info here on your website- We just recently have made the decision to sell the house , take an early retirement and dive into the rv life full time. Problem was we didn’t know didn’t know diddly! We have a 5 year plan to get all our ducks in a row to full fill this dream but need to know so many things before hand.and you both are a goldmine of useful experiences and information- if you don’t know something you lead us in the right direction and that is all one can ask.
I just ran across this today. My husband and I are trying to gather info so we can set out on a full time RVing adventure. I have found this info very helpful since we have not fully committed yet by actually purchasing our RV. (He’s retired and I’m not quite yet!) My question is, what do you do about having a permanent residence for times when that is needed? (Like when it’s time to renew your driver’s license.) We plan on selling our home and this was one of the many questions that came up. Any info would be helpful in making a more informed decision. Thanks.
Last but certainly not least, we no longer have the diesel 3500 Chevy dually to pull the RV. After some discussion we decided that we didn’t want to continue paying those expensive truck payments for a truck that our entire family couldn’t fit in. In hindsight, we should have bought a less expensive truck that seated six. Or maybe not. Six of us in a truck would have been tight especially with two car seats. So after a lot of research we decided to buy a diesel Ford Excursion. I’ll do another post on buying the new SUV because a lot of research went into it but the short of it is that it can seat six people comfortably and it can haul a heavy load giving us more options for travel trailers, the point of this post.
I also soon learned how to juggle the use of coffee maker and hair dryer in conjunction with the heaters. Normally, using both at the same time is not a problem. But with the draw of the electric heaters, plugging too many things into the wrong line shut down the electricity totally. This meant a trek outside to unscrew four tiny wing nuts (virtually impossible to do in winter gloves) to get behind a panel to reset the breaker. Try doing this in the dark in the wee and snowy hours before daybreak and you don’t make the same mistake twice.
After a year of full time RVing in a Class A motorhome, we sat down to look at our RV living costs. Some costs are calculated on an annual basis and other costs are calculated on a monthly average. RV living costs will vary depending on the number of people, pets, life style, spending habit, and other factors. We hope you find this information helpful as you plan for full time RVing.
My greatest concern is the plumbing. Tanks can be insulated and heated. Some RVs, even smaller B+ have the fresh water tank inside. However, those small tubes for the water system will freeze very quickly if the temperature is below 32F. Heat tracing is a solution, and there are some very good industrial products. However, at present it seems I’ll have to extensively modify any RV I buy with insulation, heat tracing and heat pads. Adding those things isn’t all that difficult. Doing it in such a manner as to avoid excessive electrical energy usage – that’s the challenge!

This same slide, and the woes of getting it fixed was the very reason we rushed ~1000 miles cross-country to Oregon almost 3 years ago. Back then the main problem was in the back of the slide near the fridge. Now, the front has moved out of alignment with the front edge dangerously close to catching under the rim of the RV. Thanks for discussing the cost of living in an RV. I love the breakdown of the typical budget for an RV owner. It is smart to factor in the cost of repairs and maintenance. You made a good example when you mentioned replacing the pump that makes your shower run. You couldn’t live too long without that! My husband and I have been considering buying my uncle’s old RV, so repairs are something we would need to think about!
Your plan looks totally do-able. Your 30K merchandise start-up budget should be ample to cover everything you need, and in fact you should even be able to put some of that aside for the future unexpected expenses & upgrades (something I would recommend). Your monthly budget is certainly on the frugal side, but totally possible if you focus on keeping your camping & gas costs in check.
Jill, we are early retirees and have been fulltiming for three years. We average about $600 a month in RV site expenses. We prefer state and national parks with electric but do a little boondocking and often in the winter stay longer, taking advantage of monthly rates. Escapees parks are the best for long term stays. We could lower this amount with some effort but it is still less than the taxes were on our home in Austin. Our most expensive stay was $85/night in Jersey City, in view of the Statue of Liberty. Considering hotels in the area are $3-400, we were ok with this in exchange for a short subway or water taxi ride to NYC.
I have been thinking of closing up my home and going on the road. I am a military widow, no children, 4 dogs and was either looking at a class c or b. However, I do have a trailer tow package on my 2015 Explorer. How do I know the best option for me? I am a little overweight and sometimes I can not lift or set up things with the limited strength in my hands. However, I do really want to try this out. What would you suggest? I live outside of Dallas, Texas and there are a lot of RV Centers. Would it be best to go talk to a “salesperson” but I am concerned they will not take my issues into consideration and only try to “sell” me.
By supplementing heat from stove top, you can also further reduce your electric usage, and when running on batteries, that is very important, especially if you dont recharge them often, (or move vehicle often). If you feel more confortable buying a wall heater, and plumbing the propane line and mounting it somewhere, fine too, but stovetop is a LOT easier, cheaper, requires no installation or storage of the heater appliance and same benefit.
Bottom line: In my opinion most folks will be able to live this lifestyle on around $2500-$3500/mo. If you have a smaller budget look to save up-front by buying a smaller rig as well as curbing camping & driving costs (once you’re on the road). If you have a larger budget, go ahead and splurge on a bigger rig and more park/driving/entertainment fees. It’s all within the realm of possibility.
You can spend your time in fancy RV resorts that cost up to $100 per night, or at state and county parks that are typically $30 or under per night. On-base campgrounds are usually inexpensive, sometimes as low as $20, but they don’t always give you that “local” experience. We chose a mix, mostly staying in mid-range campgrounds both on and off base, as well as some national, state and city parks. We even stayed at a fairgrounds in Mariposa, California, near Yosemite. Boondocking wasn’t for us – we typically stayed in places that had water, sewer and electricity hook ups.
Anxious and excited is how most of us start out, it’s crazy. To be honest, you’ll hear a lot more of the storms in the RV (thinking of your dogs) and you’ll have to take extra precautions for extreme wind, tornadoes, and cold weather. It’s all doable, but you’ll need to be prepared. If you’re staying in one spot, a 5th wheel can feel very residential and may suit your needs. If you aren’t sure that you will stick with it, look for something budget-friendly. If you want to sell or trade it later, it won’t hurt as much.
